Do School Ratings Affect House Price Appreciation?
School ratings do affect house prices, but they do not appear to affect the appreciation rate.
If you carefully compare adjacent cities, one with highly rated schools and one without highly rated schools, you will almost always see that the house prices in the city with the highly rated schools will be higher. However, if you look at the prices over time, the appreciation rate tracks between the two schools.
An example of this is Cupertino vs. San Jose. Cupertino is well known for its highly rated schools. San Jose schools vary by neighborhood, but are not as uniformly as highly rated as Cupertino schools. View more examples and information about Silicon Valley schools.
